Rebecca’s Tips on Boosting Your Home Value

Yes we heard. The San Francisco real estate market is on a roll but there’s things you can do as a homeowner to further boost your home worth. Here’s some of Rebecca’s tips.

The Nitty Gritty

Realtors, home inspectors and interior designers- these professionals are your friends. Not only can they suggest small improvements you can make, they can also point out hidden things you missed that can negatively impact your home value. Realtors would love to boost your home worth as much as you do as if hired, you make up a team with a sole purpose: top dollar for your home. An inspector can save you hundreds, even thousands of dollars by pointing out small problems that can be disastrous in the long run. Interior designers, well, think of it as advanced staging. Serious buyers with very specific criteria has already made an impression, maybe even decision on whether they like/dislike a home 2-5 minutes in. You want your home presented well, highlighting its best characteristics.

Cost-Effective

Paint. A good wall color scheme can instantly refresh tired outdated walls. It can add room as well especially when changing from dark and drab to light and breezy.

Theme. An alternative to hiring an interior decorator is really figuring out which theme fits your home and sticking to it. A theme gives any dwelling an instant cohesive and put-together vibe.

Curb Appeal. Go from messy to maintained.

Low cost landscaping projects (DIY) will always pay off. Find drought-tolerant green plants in your local gardens as they require less water and maintenance. Overgrown or patchy lawns and outsized bushes will cause your home to stand out — in a bad way. For a few hundred dollars, if you can’t do it yourself, hire a lawn service company to tame that jungle.

Modern Bathroom

Believe it or not, the bathroom situation is a deal breaker for some people. Modernize any bathroom just by changing dated wallpaper/paint, lighting and even resurfacing fixtures. Oh and keep it clean! Nobody wants a moldy bathroom, ever.

Kitchen

Any kitchen update adds value. Period.

Rugs

We know you love that rug. You’ve had it for ages. But if it’s already worn out, it’s high time to throw in the proverbial towel and replace it. Any obviously dated piece drags your home value down. Unless of course you’re going for rustic and kitschy- both still have viable markets.

Pro Tips:

Walk around your home and make a list of all the little things that are broken or in need of repair. Individually, small repairs might not seem important, but if every room has just one thing wrong, those small things will add up to create the impression that your home has been neglected. If you don’t feel comfortable tackling the repairs yourself, hire a handyman for a day and watch your “to do” list disappear. Staying on top of maintenance today eliminates problems down the road should you decide to sell.

The amount of money you spend each month on energy costs may seem like a fixed amount, but many local utility companies provide free energy audits of their customers’ homes. They can show you how to maximize the energy efficiency of your home. An energy-efficient home will save you money now, which can be applied to other updates, and is a more valuable and marketable asset in the long run.
